Common Health and Safety Policies
- Dishwashers (counter or free standing) or washing machines (including portable) are not allowed due to age of piping and high potential for flooding.
- Water heater closet on patio must be free of clutter to access quickly in case of emergency.
- All plants must have saucers underneath them to collect excess water to detour wood patio and deck damage/rotting. Soil or amendment must not be placed against building, covering the stucco. This causes severe moisture and termite damage to buildings.
- Cardboard, mattresses, and indoor furniture are not allowed to be stored outside due to rodent infestations and fire danger.
- Sanitary Wipes cause serious damage to sewer lines and treatment plant plumps. Please note to throw away wipes, not flush!
- Personal barbecues may not be used or stored on the premises with the exception of private concrete patios of ground floor units, where each apartment is limited to one barbecue with a maximum of 15"W x 15"D x 17'H.
- Patio fences must be flush or on top of your concrete patio, not away from it, must be see-through, and no taller than 48 inches. This is so grounds can mow and irrigation lines are not punctured plus community safety.
Community Reminders
- UCSB Smoke-Free Campus: Smoking is prohibited in all UCSB facilities, on all University grounds, and on all University-owned and leased properties regardless of location. Smoking, the use of smokeless tobacco products, hookahs, and the use of unregulated nicotine products (e.g. “e-cigarettes”) is strictly prohibited. FSH Reminder: Please make sure to smoke on county sidewalks that line Phelps Rd, El Colegio Rd, and Storke Rd.
- Biking or Driving Through Our Communities: Many children play between buildings and around the playground! Please help us keep our community safe for all by slowing down! If you have any questions about moving items utilizing the sidewalk or would like to use a flat cart, please call the front offices during business hours.
- Keys: At check-in, you will be issued apartment keys. It is illegal to duplicate university keys. If your keys are lost or stolen, the replacement cost will be billed to your BARC account as follows: $50 for a front door key and $35 for a mailbox key. Security and privacy are important, so please contact our office immediately if your keys are lost or stolen. Please submit any key requests with the appropriate paperwork at your complex office. Key requests made through the online system will not be processed.
- Trash Areas: Large trash dumpsters are located throughout the complex. Please help our custodial staff by ensuring your trash is completely in the dumpster. This will decrease the chance of rodents and wildlife being attracted to our community. Trash is collected twice a week. Please take your trash directly to a dumpster and do not leave any trash outside your door. Please make sure that your children do not play in or around trash areas.
- Smoke Detectors: Each apartment unit is equipped with a smoke detector. Activation sounds a local alarm in the apartment only. Evacuate the apartment and then call 911 from a safe location. Detectors are either battery operated and changed annually by housing staff or ‘hard wired’ and therefore, electrically operated. A small red light indicates it is functioning properly. If the smoke detector battery needs to be replaced, please put in a work order and our staff will replace it for you. Tampering or dismantling any smoke detectors is prohibited. If our staff discovers that your smoke detector has been tampered with, the cost of replacing your smoke detector will be charged to your BARC account.
- Asbestos and Lead Paint Disclosure: Building materials containing asbestos and lead paint are present in most units. However, these materials do not pose a health threat to you unless the materials become damaged or disrupted. To prevent damage, do not disturb the acoustical „cottage cheese‟ ceiling material. Paint that appears chipped should be reported to our staff. Should there be a need for removal of materials, containing asbestos the work will be done by trained and certified contractors with the utmost precautions taken. Asbestos abatement only occurs in vacant units and is strictly monitored by authorized personnel. An annual monitoring of asbestos and lead paint is conducted.
